Single Residential Home Inspection - $449.00

Inspection includes exterior inspection of home and landscaping around home. This includes decks, sidewalks, drainage, window wells, roof, windows, gutters and downspouts. Retaining walls, window wells and deck support structure are also inspected.

The inspection of the interior of the home includes, inspecting all systems; heating, cooling, water supply, drains, ducts and electrical. Finishes of walls, floors and ceilings are also inspected. Floors are inspected to ensure they are level.

During the inspection we open all doors and windows and test all kitchen and bathroom fixtures. Exhaust fans, GFCI outlets and in floor heating is also inspected.

We inspect your attic for signs of moisture, lack of ventilation, proper and adequate insulation coverage and look for vermiculite or asbestos insulation.

Our home inspection fees start at just over $400 for a single residential home. In our market, our fees are about 1/20 of 1% of the purchase price of a home. They are substantially less than most of the other fees involved in a real estate transaction, yet most would agree a home inspection is an essential element of buying or selling a home.
A professional home inspection provides incredible value and is unique in the speed with which the service is provided. Very few professional consultants can respond to a request in less than three business days, let alone complete an onsite inspection and provide a detailed technical report within that time frame.
Typical rates for home inspections in our area range from $150 to $250/hr.  A typical home inspection might include 1 1/2 to 2 hours on-site, 30 to 60 minutes of travel time and 1 1/2 to 2 hours to write the report.   Here’s another way to look at home inspection fees. When you take your vehicle into the dealer to get the oil changed, the labour rate usually over a  $100/hr.
You can look at travel time a couple of ways: On the one hand, we’re not providing any direct value for the client while traveling. On the other, it is a necessary part of delivering the on-site service, and the consultant cannot be doing any other work while traveling. Many professionals charge their full rate or a slightly discounted rate for travel time as a compromise. Most trades and service people charge $100-$150 an hour for a service call, typically used to determine what needs to be done and provide
a quote.
